What Concrete Leveling Covers

Concrete leveling raises settled flatwork back to grade by filling the void beneath it, rather than breaking the slab out and pouring a new one. It applies to supported concrete surfaces around a property: driveways and driveway approaches, patios, sidewalks and walkways, pool decks, garage floors, porch slabs, and steps.

The point that matters most: this is flatwork, not your foundation. A sunken patio and a settling house foundation are separate problems requiring separate assessments, and we keep them separate from our structural foundation repair in Houston. Blurring the two is how a $1,200 driveway job becomes a five-figure proposal.

Which Slabs Can Be Lifted

Suitability turns on two questions, and both get checked before we recommend anything.

Is the slab sound enough to move as a unit? Lifting works by raising the slab, which means it has to hold together while it goes up. A panel with a clean settlement and tight cracking is a good candidate. A panel broken into several pieces, with crumbling or spalling concrete, exposed corroded reinforcement, or general structural deterioration, is not. Lifting it breaks it up further. Thin, unreinforced slabs poured decades ago sometimes fall into the same category.

Has the cause stopped? A void created by active erosion will re-form after it is filled if the water path is still running. Common drivers are subgrade erosion from water travelling under the slab, poorly compacted original fill still consolidating, expansive clay shrinking and leaving the slab spanning a gap, and irrigation or plumbing leaks washing out material. The Two Methods

Polyurethane foam jacking

A two-part expanding polymer is injected through small ports drilled through the slab. The foam expands in place, fills the void — including narrow voids a slurry would struggle to reach — and raises the slab.

Mudjacking

How the Work Runs

Small ports are drilled through the slab in a pattern suited to the void and the lift required. Material is injected in controlled stages while the lift is monitored with a level across the joint, so the slab comes up evenly rather than tilting. Once the target is reached, injection stops, ports are patched, and joints are sealed where appropriate.

Most residential jobs are completed in a single visit. Large areas — a full driveway, a substantial pool deck — sometimes stage across more than one.

Drainage Slope: The Detail That Gets Missed

Flatwork was poured with a fall, and that fall usually carries water away from the house. Lifting a slab back to “level” in the literal sense can destroy that fall and start directing water at your foundation instead.

We check the intended fall before lifting and confirm it afterward. On a patio or walk sitting against the foundation, restoring proper fall away from the structure is often the main benefit of the job, not a side effect.

Leveling is usually substantially less than demolition and replacement where the slab is suitable, because it skips demolition, haul-off, disposal, forming, pouring, and cure time. That comparison only holds where lifting is appropriate in the first place.

Honest Limits

  • Leveling does not repair the concrete. A cracked slab that is lifted is a level cracked slab.
  • It does not fix a cause that is still active. If water is still running under the slab, it will settle again.
  • It does not restore a decorative finish. Patches on stamped or coloured concrete will not match exactly.
  • It has nothing to do with your house foundation. If flatwork settlement is a symptom of foundation movement rather than independent settlement, that requires a foundation evaluation instead.

Can any sunken concrete be lifted?

Many slabs can, but not all, and a contractor who lifts everything regardless of condition is not doing you a favour. The question is whether the slab itself is structurally sound enough to be raised as a unit. Concrete leveling works by filling the void beneath a slab and raising it. That only works if the slab holds together while it moves. A driveway panel with a clean settlement and one or two tight cracks is a good candidate. A panel that has broken into several pieces, has crumbling or spalling concrete, has exposed and corroded reinforcement, or has deteriorated to the point where it is failing structurally is not — lifting it will simply break it up further. Thin, unreinforced slabs poured decades ago sometimes fall into this category too. Beyond the slab's condition, suitability depends on what is underneath. If settlement was caused by an active washout, an ongoing erosion path, or a leaking line, lifting without addressing the cause means you will be lifting again. We assess both the slab and the apparent cause before recommending lifting, and where replacement is the better answer we say so.

What is the difference between foam jacking and mudjacking?

Both fill the void beneath a settled slab and raise it, but the material and the mechanics differ meaningfully. Polyurethane foam jacking injects a two-part expanding polymer through small ports. The foam expands in place, fills voids including narrow ones, and lifts the slab. It cures within minutes, so the surface is usually back in service the same day. It is lightweight, which matters where the subgrade is already weak — you are not adding significant load to soil that has already proven it cannot carry what is on it. The injection ports are small, so patching is minimal. Mudjacking, sometimes called slabjacking, pumps a cementitious slurry through larger drilled holes. The slurry fills the void and its volume raises the slab. It is a well-established method, often lower in material cost, and the fill material is heavier and denser, which suits some situations. Cure time is longer, so the return-to-service window extends. The holes are larger and more visible after patching. Neither is universally better. Is leveling cheaper than replacing the concrete?

Usually, and often by a significant margin, because you avoid demolition, haul-off, disposal, forming, pouring, and cure time. A driveway replacement involves breaking out the existing concrete, removing it from the site, preparing the subgrade, forming, pouring, finishing, and then waiting weeks before it carries vehicle load. Leveling involves drilling small ports, injecting, patching, and in the case of foam, returning the surface to service within hours. That said, cheaper is only relevant where lifting is actually appropriate. Lifting a slab that should be replaced is money spent on a surface that will fail again, and at that point you have paid twice. The honest comparison is between lifting a suitable slab and replacing it, not between lifting an unsuitable slab and replacing it. We tell you which situation yours is.

How soon can I drive on it or use it again?

With polyurethane foam, the material reaches working strength within minutes and most surfaces are back in normal service the same day, often within an hour or two of the lift. Vehicle loading on a driveway is typically fine the same day. With mudjacking, the cementitious slurry needs longer to cure, and the return-to-service window is usually measured in a day or more depending on conditions and the volume placed. We state the expected timing for your specific job in the proposal rather than leaving you to plan around a guess.

Will the injection holes be visible afterward?

Somewhat, though far less than the settlement you are correcting. Foam jacking uses small ports, typically around the diameter of a coin, which are patched with a cement mix after the lift. They remain faintly visible on close inspection, particularly on a smooth or coloured finish, but they are unobtrusive from normal viewing distance. Mudjacking uses larger holes, so the patches are more noticeable. On decorative or stamped concrete this is worth discussing in advance, because the patch will not match a decorative finish exactly. Why did my driveway or patio sink in the first place?

Flatwork settles for reasons that differ from structural foundation movement, which is why the two are separate services. The common drivers in Houston are subgrade erosion, where water running under a slab carries fine material away and leaves a void; poorly compacted fill placed when the slab was originally poured, which continues consolidating for years; expansive clay shrinking during dry periods and leaving the slab spanning a gap; a plumbing or irrigation leak washing out material beneath; and tree roots disturbing the subgrade. Downspouts discharging at the edge of a driveway are a very common contributor. Noting the cause matters because a void that formed through active erosion will form again once refilled if the water path is still there.

Is concrete leveling the same as foundation leveling?

No, and we keep them explicitly separate. Concrete leveling addresses supported flatwork — driveways, patios, sidewalks, pool decks, garage floors, and similar — none of which carries the structure of your house. Foundation leveling addresses the structural foundation that does. The methods differ, the engineering considerations differ, and the stakes differ. A sunken patio is an inconvenience and a trip hazard. A settling house foundation is a structural matter. Some contractors blur the two to expand a scope. We do not, and if you are unsure which you are dealing with, an evaluation will tell you.

Can you lift a slab that is right against my house?

Often yes, but it takes care and the drainage question becomes important. A patio or walk sitting against the foundation that has settled toward the house is actively directing water at your foundation, which is worth correcting. Lifting it restores fall away from the structure. What we will not do is lift it in a way that creates a new problem — for instance raising it so it bridges or bears against the structure in a way it was not designed to. We assess the junction at the evaluation. If the slab's settlement is itself a symptom of foundation movement rather than independent flatwork settlement, that changes the conversation and we will say so.

Do you level pool decks?

Yes, where the deck is suitable. Pool deck settlement is common in Houston and often relates to backfill around the pool shell consolidating over time. Foam is frequently well suited here because it is lightweight and cures quickly. Considerations specific to pool decks include preserving the fall away from the coping, the condition of the deck surface finish, and whether any settlement relates to the pool structure itself rather than the surrounding deck. We assess before recommending.

How long does concrete leveling last?

Where the slab was suitable and the cause of the settlement has been addressed, lifted flatwork can perform for many years. Where the cause is still active — water still running under the slab, a leak still washing material out, a downspout still discharging at the edge — settlement will recur regardless of the material used. This is why we record the apparent cause in the assessment and identify what needs correcting alongside the lift. We do not describe the result as permanent.

Do you need a permit for concrete leveling?

Generally not for residential flatwork leveling, since no structural element is being altered, but requirements vary by jurisdiction and scope. Where a permit applies to your address and the work involved, we confirm it and handle it. If drainage work is included alongside the leveling, that can carry its own requirements.

Can you level concrete during Houston's wet season?

Usually yes. The injection process is not especially weather-sensitive, though saturated subgrade conditions can affect how the material behaves and heavy rain during the work is impractical. What we will flag is that lifting a slab while an active washout is running does not solve much.
