Sound familiar?
These are the four situations Houston homeowners call us about most. Each one is a reason to measure, not a conclusion on its own.
You are not sure it is actually a problem
A crack appears, a door starts catching, and there is no reliable way to tell from looking whether it matters. Appearance alone cannot settle it. Elevation readings, distress patterns, and site conditions can.
Three quotes, three different stories
One proposal says eight piers, another says twenty-two, and the prices are nowhere near each other. Usually the gap is scope, method, and what has been excluded, not a difference of opinion about your house.
You are worried about the cost and the mess
Excavation, access, restoration, permits, and plumbing all feed the number. We put those factors in writing before you decide, including the parts we are not covering.
Nobody has explained your foundation type
Slab-on-grade and pier-and-beam are built differently and fail differently. The evaluation identifies which you have and what that means for the approach, the access, and the cost.
We address all of these the same way: measure first, explain the findings, then discuss scope.

An Explanation-First Foundation Company
Our approach comes down to one idea: you should understand the concern, the scope, and the next step before you decide anything.
Findings before pricing
We measure relative floor elevation against a benchmark and map visible distress inside and out. You see the readings and the reasoning before anyone talks about a repair system.
No sales-commission pressure
Our evaluations are documented, not pitched. If the reasonable answer is to monitor and re-measure after the wet season, that is what the report says.
Scope in plain language
Every quote states the method, the included work, the exclusions, the schedule, the warranty, and the payment terms: the same eight items our comparison worksheet asks you to check on any proposal.
Transferable written warranties
Coverage, transfer terms, any fee, and the time window are written down. We do not describe a warranty as a promise of permanent results, because that is not what it is.
Permitted across three counties
Harris, Fort Bend, and Montgomery County jurisdictions all handle foundation and plumbing permits differently. We confirm which applies to your address before scheduling.
Sourced local education
Our guides on Houston soils, subsidence, and fault mapping cite NRCS, USGS, and the subsidence districts, and say plainly what those sources cannot establish about one property.
How It Works, From First Call to Written Quote
Four steps. No obligation at any of them, and no repair recommendation until we have measured the property.
Tell us what you are seeing
Send the details through the quote form or call the office. Photos help but do not diagnose anything on their own.
On-site evaluation
We run a relative elevation survey to a benchmark datum and map interior and exterior distress. Typically under an hour for a standard home.
Documented findings
You receive a written report of findings and scope, including what the visit could not establish and whether an engineering assessment fits your situation.
A quote you can compare
Method, inclusions, exclusions, schedule, warranty, and payment terms, laid out so you can line it up against any other proposal.
What the evaluation cannot do
A contractor evaluation documents what we observe and measure. It is not an engineering assessment, and it does not produce a PE-stamped opinion. If your situation calls for one, such as a transaction, a dispute, or a permitting requirement, we will say so. Read the difference here.
Not sure whether what you are seeing needs repair?
Start with a documented evaluation. We measure, explain the findings, and tell you plainly when monitoring is the reasonable answer.

What Houston Homeowners Say
"They walked me through the elevation readings and explained exactly what was happening under my slab before quoting anything. No pressure, just a clear scope."
"Our 1920s pier-and-beam house had sloping floors and sticking doors. The crew replaced rotted sill sections and re-leveled it, and the doors close again. The write-up was thorough."
"I got three quotes and theirs was the only one that explained the exclusions and the warranty in plain language. That comparison worksheet was genuinely useful."
"The evaluation didn't try to sell me a repair I didn't need. They documented the readings and told me what to watch, which I respected."
"Our driveway was lifted with foam rather than torn out, which saved a lot of money and mess. Clean, quick, and they explained the limits up front."
Reviews reflect individual customer experiences. Outcomes depend on the property, the documented scope, and site conditions.
Why Houston Ground Moves Foundations
Much of the Houston area sits on expansive clay. Clay soils swell when they take on water and shrink when they dry out, and that volume change moves the soil supporting a foundation. When the change is uneven around a house, the support becomes uneven too.
Mapped soil series across the region include Lake Charles, Beaumont, Bernard, Katy, Clodine, and Addicks, described in NRCS soil survey data. Those maps report mapped properties for an area. They do not score an individual lot, and they cannot tell you whether a specific foundation needs repair.
Two other topics come up constantly: regional land subsidence, measured and published by USGS and the Harris-Galveston and Fort Bend Subsidence Districts, and published fault mapping across north and west Houston. Both are real and both are regional. A regional measurement does not establish the condition of one home, and no repair system resolves fault-related ground movement.
Mapped NRCS soil series appearing across the greater Houston area. Series names describe mapped areas, not individual properties.

Foundation Repair Questions Houston Homeowners Ask
Does every crack mean my foundation needs repair?
No. Many cracks are cosmetic or seasonal. Appearance alone cannot establish whether a foundation needs repair — an evaluation considers elevation, distress patterns, and site conditions before any conclusion is drawn.
What happens during a foundation evaluation?
A technician measures relative floor elevation against a benchmark, maps visible interior and exterior distress, and reviews site conditions. You receive a documented report of findings and scope, with a clear distinction between a contractor evaluation and an engineering assessment.
Why do foundation repair quotes differ so much?
Quotes vary by scope, method, included work, exclusions, schedule, warranty, and payment terms. A useful comparison looks past the price at what each proposal actually covers — our worksheet lines these up side by side.
Do you offer a warranty on foundation repair?
Yes. We provide written, transferable warranties and explain the coverage and its limits in plain language. We do not promise permanent or universal results — warranty terms describe exactly what is covered.
Do you provide foundation repair in Katy and Sugar Land?
Yes. We serve Houston plus surrounding communities including Katy and Sugar Land in Fort Bend County, along with Pearland, Cypress, and Spring. Some service areas span multiple counties with different permitting jurisdictions.
How does my foundation type affect the work?
Slab-on-grade and pier-and-beam foundations are built differently and fail differently, so the evaluation and repair approach differ. We identify your foundation type during the evaluation and explain how it affects scope and cost.
